Today, Ethiolet helps you find and connect with serious renters. Soon, we plan to offer an optional Full Tenancy Creation service: a guided path from "we are interested" to a signed tenancy with clearer paperwork, handover and expectations for both sides.

Why tenancy creation matters in Ethiopia

In many Ethiopian rentals, the hard part is not just finding each other—it's what happens after you agree in principle. People worry about unclear contracts, deposit disputes, missing receipts and mismatched expectations about maintenance or notice periods.

A more structured tenancy creation flow following government rules and regulations can reduce misunderstandings for both landlords and renters, especially when one party lives abroad or is new to the country.

Planned flow for Full Tenancy Creation

    Capture the agreement in principle

    Once landlord and renter agree on the basics (rent, deposit, start date, length of stay), Ethiolet would record those "headline terms" in a simple summary that both sides can review before moving to paperwork.

    Prepare a written tenancy document

    Based on local practice, the service would help generate a written tenancy document that includes key items such as rent and deposit amounts, payment schedule, notice period, basic house rules and who is responsible for which utilities or services. Landlords and renters would still be able to review and adjust before signing.

    Share supporting details and documents

    In many Ethiopian rentals, both sides exchange copies of ID, phone contacts and sometimes employment or guarantor details. The planned flow would give a structured checklist for what to exchange, so it's easier to keep records and avoid confusion later.

    Handover, deposit and first payment

    The service would walk both sides through a basic move-in checklist: collecting deposit and first month's rent, confirming which utilities are active, and recording meter readings or key counts where relevant. The aim is to make handover feel less improvised and more documented.

  • It will not guarantee tenant behaviour or future market conditions.

Full Tenancy Creation is planned as an optional paid add-on for landlords who want more structured support after they find a renter through Ethiolet.

We are still testing the exact flow, pricing and the right balance between automation and human review. Until it officially launches, Ethiolet remains a free property advertising platform with a focus on trust and better information.
